The Opportunity
We are seeking a highly experienced Senior Project Manager to join the Development and Commercial team to lead the end-to-end delivery of large-scale residential vertical and civil projects.
About the Role
Reporting to the General Manager you will provide high-quality project management leadership across multiple residential development projects working with the Development Management Team. The role will include early scoping and design through procurement, construction, handover, and closeout.
Working at the heart of the Development & Infrastructure team, you will ensure operational discipline, project governance, and clear communication across all stakeholders, including contractors, consultants, internal teams and the local Tāmaki community.
This role also has an exciting mandate: to help establish and refine TRC’s internal project management systems and processes as the organisation builds greater capability and prepares for future growth.
Key Responsibilities
Leadership & Collaboration
- Lead the establishment of TRC’s integrated project management and development operations function, ensuring this function is fit-for-purpose and can be scaled, if required, to meet future growth.
- Work closely with the D&I Support Manager to ensure development systems and processes are practical and responsive to the needs of project teams. This work to be led by the Support Manager.
- Work collaboratively with D&I’s internal stakeholders and support functions to ensure internal PM systems and processes are effective and integrated with existing TRC frameworks.
Project Delivery & Controls:
- Managing day-to-day TRC project management operations and ensuring adherence to TRC’s end-to-end development processes on a per site basis
- Maintaining project documentation, quality assurance, schedules, risk registers and programme updates.
- Driving governance requirements, including coordination of PCG meetings, monthly reporting, and decision registers.
- Incorporation of the Engineers Rep Role across multiple projects to strongly link the TRC Project IP with the internal PM Function
- Ongoing development of best practice client-side project management capabilities.
Stakeholder & Contractor Engagement
- Working with the TRC Development Management team and other internal teams and stakeholders
- Interfacing with build contractors, consultants and community partners.
- Overseeing contractor performance and supporting Development Leads in procurement, design management and project coordination.
Risk, Budget & Compliance
- Leading risk identification and mitigation processes.
- Supporting financial tracking and commercial accuracy.
- Ensuring health, safety and site compliance standards are upheld, including regular on-site presence.
Continuous Improvement
- As the subject matter expert, you will also be responsible for facilitating “lessons-learned” sessions working with the TRC PMO and championing opportunities for improved efficiency, quality and project outcomes.
About You
As a proven project leader in residential vertical delivery you will bring to this role:
- 10+ years’ experience in construction, development and infrastructure projects.
- Strong project management capability across documentation control, scheduling, risk management and governance.
- Experience establishing and/or scaling teams and functions in a complex operating environment.
- Experience working with contractors, consultants and multidisciplinary teams.
- Excellent organisational, communication and stakeholder engagement skills.
- Proven ability to navigate multi-agency environments and deliver in regulated contexts.
- Site Safe Certification (or willingness to obtain).
- A tertiary qualification in project management, construction, engineering, planning or related fields is preferred.
- PMP or PRINCE2 certification, experience with MS Project or Primavera.
- A connection to the Tāmaki community and a deep understanding of the local context of TRC.
It will be extremely advantageous if you can bring experience, or knowledge of Tāmaki Regeneration and their build, or infrastructure delivery programme.
