The Company

With a nationwide network of wholly owned and joint venture owned hospitals and specialist centres, their substantial property portfolio across New Zealand is managed internally by the Property & Development team.

The Opportunity
We are seeking a strategic and experienced Senior Property Development Manager to lead the delivery of transformational property initiatives across SCHL’s wholly owned hospital network. This role is central to the “tomorrow” strategy, enabling healthcare expansion through high-impact capital projects.

In this role you will operate at the intersection of strategy, execution, and stakeholder engagement—partnering with internal leaders and external consultants to deliver complex developments from concept to commissioning.

Key Responsibilities

  • Lead end-to-end delivery of property development programmes across  SCHL’s wholly owned portfolio.
  • Drive disciplined execution across scope, budget, timeline, and quality.
  • Engage and influence executive, clinical, and operational stakeholders to ensure alignment and sponsorship.
  • Develop robust business cases and investment strategies for capital programmes.
  • Procurement, engagement and day-to-day management of consultants,  contractors, and all related commercial negotiations.
  • Oversee governance, compliance, and performance reporting frameworks for all projects.
  • Champion health, safety, and wellbeing across all development activities.
  • Uphold principles of Te Tiriti o Waitangi, DEI, and ESG in all aspects of the role.

To be considered for this role you will have:

  • 10+ years’ experience in large-scale capital infrastructure programmes.
  • Proven success in leading projects from feasibility, planning, due diligence, design, procurement, construction, and development through to delivery and operational integration.
  • Experience presenting strategic recommendations at Board and Executive levels.
  • Strong commercial acumen and ROI-driven decision making.
  • Strong communication skills, with proven ability to develop and present compelling business cases.
  • Exceptional influencing skills across clinical, operational, and executive teams.
  • A hands-on approach to programme delivery with the ability to navigate market-driven pace and ambiguity.
  • Tertiary qualification in Property, Project Management, Engineering, or a related discipline.
