Our client Southern Cross Healthcare (SCHL) is New Zealand’s largest private healthcare provider, driven by a strong “for purpose” ethos. Their vision is to help people live their best lives by reimagining healthcare.
With a nationwide network of wholly owned and joint venture owned hospitals and specialist centres, their substantial property portfolio across New Zealand is managed internally by the Property & Development team.
The Opportunity
This newly created role is central to SCHL’s ambitious development strategy, enabling the formation and execution of JV partnerships that drive sustainable healthcare expansion.
We are seeking a strategic and dynamic individual to lead the delivery of property-based growth initiatives within their national Joint Venture (JV) portfolio.
In this role you will operate at the intersection of strategy, execution, and stakeholder engagement—working closely with internal executives and external partners to deliver complex property solutions that underpin long-term value creation. The position reports directly through to the General Manager, Property & Development.
Key Responsibilities
- Lead end-to-end delivery of property development programmes from concept to commissioning.
- Drive strategic alignment and execution across JV initiatives, ensuring quality, compliance, and budget adherence.
- Manage complex stakeholder relationships and commercial negotiations with JV partners, landlords, and developers.
- Develop and maintain a forward-looking property roadmap integrated with SCHL’s enterprise strategy.
- Provide governance, reporting, and strategic insights to executive leadership and JV boards.
- Champion health, safety, and compliance across all development activities.
- Uphold principles of Te Tiriti o Waitangi, DEI, and ESG in all aspects of the role
To be considered for this role you will have:
- 10+ years’ leadership experience in capital project delivery, JV partnerships, and stakeholder engagement – ideally within the NZ healthcare sector.
- Proven success in leading projects from initial partner engagement, due diligence, design, construction, M&A integration and development through to delivery.
- Strong commercial acumen and experience in financial modelling and ROI-driven decision making.
- Proven capability in commercial negotiations relating to the acquisition, development, leasing and disposal of JV property assets.
- Exceptional relationship management and influencing skills across diverse stakeholder groups.
- A hands-on approach to programme delivery with the ability to navigate ambiguity and market-driven pace.
- Strong communication skills, with proven ability to develop and present compelling business cases.
- A relevant tertiary property qualification or relevant experience
