The Opportunity
In this role you will wear two hats, one as a Development Manager and the second as a “hunter” seeking out new development opportunities. Ideally you will take ownership of commercial property development projects, leading them from initial feasibility and due diligence through to delivery and completion. You will also have an established network in Christchurch and around the South Island that will enable you to unearth new development opportunities. This is a tremendous role for a Junior or Assistant Development Manager with good exposure to commercial development looking to step up to the next stage in their development career.
Key Responsibilities
- Lead end-to-end commercial development projects, ensuring delivery on time, within budget, and to agreed quality standards
- Identify, assess, and secure development sites aligned with business strategy and market demand
- Undertake feasibility studies, financial modelling, and risk assessments to support investment decisions
- Manage resource and building consent processes in line with New Zealand planning regulations and the Building Act
- Oversee design and construction in collaboration with internal delivery managers and external consultants
- Negotiate and manage development agreements, consultant appointments, and construction contracts
- Proactively identify and mitigate project risks and resolve issues to maintain momentum
- Provide clear reporting to senior leadership on project progress, financial performance, and key risks
About You
You are a commercially astute development professional with the following capabilities
- At least proven 5 years’ experience end-to-end development exposure
- Strong NZ planning and consent knowledge
- Feasibility and financial modelling capability
- Stakeholder and contractor management
- Commercial judgement and risk management
