Our client, Bunnings, is one of Australia and New Zealand’s most recognised and trusted brands. Behind its familiar stores is an ambitious property programme and an opportunity for an experienced property professional to play a central role in its next phase of growth.

Reporting to the Head of Property – New Zealand, this Auckland-based role will lead the growth, development and strategic management of the New Zealand property portfolio. With a strong development focus, you will originate and build the future pipeline, identify and secure new store and expansion opportunities, and lead projects through site selection, feasibility, due diligence, commercial negotiation, planning and internal investment approval.

You will also contribute to the strategic management and ongoing performance of the existing portfolio, including asset reinvestment planning, landlord engagement, lease negotiations and selected portfolio initiatives.

The opportunity

  • Originate, identify, assess and secure new store sites and expansion opportunities
  • Build and maintain a strong development pipeline aligned with Bunnings’ New Zealand network strategy
  • Lead feasibility, due diligence, commercial negotiation, property contracting and risk analysis
  • Drive resource consent and planning processes with internal specialists, councils and external advisers
  • Prepare robust investment proposals and obtain the necessary internal approvals
  • Lead the property workstream through feasibility, planning and approval, then work closely with Store Development and Construction teams to support delivery
  • Contribute to asset reinvestment planning, landlord engagement, lease negotiations and other strategic portfolio initiatives
  • Build strong relationships with developers, landowners, landlords, councils and property industry partners
  • Maintain strong legal, safety and compliance disciplines across property transactions and development activities
  • Work closely with senior leaders and specialist teams across Operations, Property, Planning, Store Development, Construction and Capital Transactions  

About you

You will be a commercially minded senior property professional with broad experience across development, acquisitions, development management, asset management or a closely related field. You understand the full property lifecycle, from site selection and feasibility through planning, negotiation, approval, delivery and long-term asset performance.

Bunnings moves quickly. You will bring the focus, judgement and accountability to progress multiple complex opportunities and projects while maintaining attention to detail, relationships and the wider network strategy.

You’ll bring

  • Strong demonstrated experience within property development or a related discipline
  • A strong record of identifying, assessing and securing development opportunities
  • Sound knowledge and experience of New Zealand property, planning and regulatory processes
  • Strong capability in property contracts, feasibility analysis, due diligence, risk assessment and commercial negotiation
  • Strong commercial judgement, stakeholder engagement and negotiation skills, with well-developed industry relationships
  • The ability to work independently while collaborating across a complex business
  • A strong commitment to legal, safety and compliance requirements throughout the property development process
