- Drive Commercial Performance
- Lead Governance & Compliance
- Auckland CBD
Our client, Barfoot & Thompson is one of Auckland’s most established and respected real estate organisations. Privately owned and values-driven, the business combines a strong heritage with a position of market leadership and deep, enduring client relationships across the Auckland property sector.
An opportunity now exists for a high-calibre Commercial Manager to join the business in a central, high-impact role—supporting the continued evolution, governance, and performance of its Commercial Agency function.
The Opportunity
This is a role of genuine influence, sitting at the centre of the organisation and working directly with senior leadership and an experienced broker network.
You will play a key role in strengthening commercial discipline, governance frameworks, and operational performance – bringing greater structure, visibility, and accountability to how the agency operates.
The position offers a compelling combination of strategic exposure and practical impact, with a clear mandate to improve performance outcomes while ensuring the business operates within a robust and well-governed framework.
This is not a traditional operational role—it is about shaping how the business performs, manages risk, and executes consistently at scale.
What You’ll Be Responsible For
Reporting to the Head of Commercial you will take ownership for strengthening both the commercial engine and governance framework of the business, with a focus on performance, control, and execution.
- Commercial performance: Improving financial visibility, forecasting, and insight to support decision-making and growth
- Governance and compliance: Strengthening controls, supporting regulatory and statutory compliance, and ensuring systems and processes are consistently applied
- Issue management: Identifying, managing, and escalating compliance, conduct, and operational issues in a timely and appropriate manner
- Operational effectiveness: Introducing greater consistency, accountability, and scalability across systems and processes
- People and stakeholder leadership: Working closely with brokers and leadership to improve alignment, support standards, and assist with disciplinary matters where required
- Project Management: Strategic management and delivery of key strategic operational projects
This role sits at the intersection of performance, governance, and execution, requiring the ability to translate strategy into disciplined, repeatable outcomes.
About You
You are a commercially strong, pragmatic operator who brings both financial acumen and a strong governance lens.
You are comfortable operating in environments where influence matters as much as authority, and where performance must be balanced with compliance, structure, and accountability.
You will likely bring:
- Experience in a commercial, operational, or management role, ideally in property or a related sector
- A track record of improving systems, processes, controls, and performance outcomes
- Strong financial and analytical capability, with the ability to interpret and act on business drivers
- A sound understanding of risk, governance, compliance, and statutory obligations
- The judgement to identify, manage, and escalate issues appropriately, including conduct or disciplinary matters where required
- The ability to bring clarity and discipline to complex, relationship-driven environments
You are confident working with senior stakeholders and high-performing individuals, and bring a hands-on, solutions-focused approach.
Most importantly, you have the credibility and judgement to influence behaviour, lift standards, and embed best practice across a business.
Why This Role
Barfoot & Thompson offers the opportunity to join a highly respected, privately owned New Zealand brand with genuine scope to influence how the business operates.
You will work closely with an engaged and experienced leadership team, in a collaborative culture that values performance, relationships, and accountability. For the right individual, this represents a compelling opportunity to step into a role that combines commercial leadership, governance influence, and organisational impact, within one of New Zealand’s most recognised property businesses.
