The Opportunity
As Senior Development Manager, you will take full ownership of commercial property development projects, leading them from initial feasibility and due diligence through to delivery and completion. This is a pivotal role for an experienced development professional who combines strong commercial judgement with hands-on project leadership.
You will play a key role in identifying and securing development opportunities, managing risk, driving project performance, and working closely with internal delivery teams, consultants, councils, and investors to achieve successful outcomes.
Key Responsibilities
- Lead end-to-end commercial development projects, ensuring delivery on time, within budget, and to agreed quality standards
- Identify, assess, and secure development sites aligned with business strategy and market demand
- Undertake feasibility studies, financial modelling, and risk assessments to support investment decisions
- Manage resource and building consent processes in line with New Zealand planning regulations and the Building Act
- Oversee design and construction in collaboration with internal delivery managers and external consultants
- Negotiate and manage development agreements, consultant appointments, and construction contracts
- Proactively identify and mitigate project risks and resolve issues to maintain momentum
- Provide clear reporting to senior leadership on project progress, financial performance, and key risks
About You
You are a commercially astute development professional with a proven ability to manage complex projects through the full development lifecycle. You are comfortable operating at both a strategic and hands-on level and thrive in a dynamic, delivery-focused environment.
You will bring:
- 7+ years’ experience in property development or project management across commercial, residential, or mixed-use projects
- Strong knowledge of the New Zealand property market, planning frameworks, and consent processes
- Demonstrated experience delivering projects from feasibility through to construction and handover
- Advanced financial and commercial capability, including feasibility analysis and cost control
- Contract negotiation and management experience with consultants and contractors
- Excellent stakeholder engagement and communication skills
- A proactive, solutions-oriented mindset with strong attention to detail
